The retention of security funds is a legal right according to §§232 to 240 of the German Building Code (Baugesetzbuch) and §17 Paragraph 1, Number 2 of the German Construction Contract Procedures (VOB/B), and it is absolutely common practice in the construction industry. I find it quite controversial to present this as unusual, as this right protects the contractor against non-payment or unwillingness by the tradesperson during the warranty period. Of course, 5% does not solve all problems, but it is better than nothing.

During the construction phase, a 10% retention on interim payments is customary, or a maximum of 80% progress payment is made to avoid overpayment.

Perceptions must be seriously distorted if one believes that tradespeople could be exempt from this. This has nothing to do with a construction boom but rather with misconceptions and possibly poor advice given to those who drafted the construction contract.

Of course, this is also a way to train or condition clients. “We’ve always done it this way,” “It’s a construction boom, you can forget about your rights,” “It has to be this expensive...”. Some people simply accept everything.

Hello everyone,
here are a few pictures from me now, not just borrowing ideas from the forum all the time
So I’ve tiled my bathroom (not finished yet, just the tiles so far)
And I’ve completed installing my glass balustrade and the lighting is working

Yes, so that we have as few joints as possible. And I think it also looks cool.
