Hello,

It would be really great if everyone here could just post one or a few pictures showing the current state of their house.

I'll start right away.

For renovations, it’s best to provide a comparison of before and after the remodeling.

Before March 2014:

After May 2015:

Then let me ask the other way around:
Has anyone ever received a discount by telling the contractor they would waive the warranty bond?
Of course, that cost is included in the price, but I’m not concerned about that. It’s also part of their accounting expenses and many other items. That’s just how it is.
But pretending that something like this is completely unusual and totally unreasonable only shows a lack of understanding of your own construction project, which probably wasn’t even managed with individual contracting…

It’s a kind of insurance for builders. For example: the screed is mixed poorly or applied too thinly. You don’t notice it at first because it’s covered with tiles. Now, after 17 months, the tiles creak. The screed is damaged. If the screed installer refuses to take responsibility, you claim the bond and have the repair paid for by someone else. It’s a useful measure. K.

Interesting assumption! What makes you think that’s not the case?

I’ll also speculate and suggest that I know my construction project better than many others know their own projects with individual trade contracts here! Because not much passes beyond the architect’s or construction coordinator’s desk.

Our coordination approach is quite unconventional. But I’ll share more once the building is completed.

So your - self-patting - attitude really runs through the entire forum^^

Please don’t take this the wrong way; I don’t mean it negatively, even if it sounds like it. For you, everything seems to be going completely smoothly, like a textbook build, I’m happy for you and hope it stays that way until completion. The above just keeps catching my attention with you somehow, how you praise yourself^^

We’re also building without a performance retention. We don’t even have a written contract with the individual companies. Might not be the safest approach.

Freestyler, that is the Holsteiner way. Constructions were also done without contracts, only a handshake.

And you actually received quotes for that part? That’s crazy. If I were a tradesperson, I would have flipped off your architect.

Well, how am I supposed to think otherwise?
Someone who stands here and, to put it bluntly, calls every tradesperson who accepts a performance bond an idiot doesn’t really come across as if they have any idea what that’s for...

I can’t judge how well you know your construction project, but that doesn’t really matter here.
