Interesting. I researched it earlier as well. And you find trades that accept something like that? Every single trade is located within a 15-20km (9-12 miles) radius, and if something goes wrong, it will be fixed. At the moment, I don’t have to chase anyone; everyone arrives on time as agreed and delivers without any defects by the specified deadline. So, I’m not worried, and if a trade goes bankrupt, then that’s just how it is. You can’t change that anyway. What matters to me is that the work is done well and correctly now. That’s what the money is for. The warranty is an added bonus for me.

We had something similar with our shell construction company, but not with any of the other trades. They were paid progress payments based on completed work, and that was it. It also worked well without much delay. If there had been poor workmanship, payment simply wouldn’t have been made until the issue was fixed.

Out of curiosity, I checked again: shell construction, roof, windows, electrical, heating, plumbing, ventilation, interior doors, plastering—I couldn’t find any of those right away, all with the same clause. Our architect apparently always includes it, let’s see how it turns out in the final settlement.
