It would be really great if everyone here could just post one or a few pictures showing the current state of their house.

I'll start right away.

For renovations, it’s best to provide a comparison of before and after the remodeling.

At that time, for 165sqm (1,776 sq ft) we paid about 150,000€ but without a basement. So overall, it was quite reasonable, leaning more towards affordable than expensive.

Paid invoices. The architect is included but with a smaller budget than some energy consultants might have.

Well, 40m² (430 sq ft) more is quite significant. Using our typical estimate of 2000€/m² (186 USD/sq ft), that would put this at around 270,000€ (250,000 USD) for this condition with your square meters.

What is a retention? I don’t have that in my projects. The trades all work entirely upfront. Payment is made after completion. Only for the shell there were partial payments after completing the basement ceiling, ground floor, and upper floor. The final invoice from the shell builder will be combined with the next invoice for an additional 25m of 1.30m (4 ft 3 in) L-shaped blocks, sanitary blockwork, terrace stairs, L-block foundation for the air-to-water heat pump, and point foundations for the carport.

This is how it looks in most of my construction contracts, so I thought it was "standard" in single trade contracts. If I understand correctly, it is a security amount held back from me that the contractor only receives once everything is completed. Maybe someone can explain it better.
