Hello,

It would be really great if everyone here could just post one or a few pictures showing the current state of their house.

I'll start right away.

For renovations, it’s best to provide a comparison of before and after the remodeling.

Before March 2014:

After May 2015:

After almost 4 months, work is continuing, and the temperatures are comfortable.

The exterior color (light gray) and base color have been applied.

We like it.

The rough-in plumbing is complete. The roof is now finished, including the chimney cladding.
Today, the satellite dish will be installed along with wiring running down to the basement. Tomorrow, the sanitary pre-wall construction will be done. On Saturday, the rough-in electrical work begins.
Starting next week, the L-shaped blocks will be installed around the terrace and the carport, along with curbs for the pathways around the house. I’m really looking forward to that.

Everything is running smoothly so far without any special incidents or setbacks. This is what I call relaxed single-trade contracting. But I’m staying on top of everything.

Construction site: scaffold around red brick building, construction nets, green construction toilet, and wooden pallets.

Basement ceiling: ventilation unit with two copper pipes, yellow cables attached to brick wall.

What you see here is 140 sqm (1,507 sq ft) of unfinished living space plus a waterproof in-situ concrete basement built to KfW55 energy efficiency standard, with a cold roof, windows, interior and exterior window sills, steel/wood stairs, rough-in plumbing, a three-sided fireplace including chimney, 36 meters (118 feet) of 1.3-meter (4.3 feet) L-blocks, 240 cubic meters (8,478 cubic feet) of excavation/spoil removal, and site grading.
The total cost for all these items is now 190,000 euros, just to give some context for those interested.

This comes to 190,000 euros for all the listed items. Just for reference for those interested.

That seems quite affordable to me. Well negotiated. I would have easily expected 50,000 more.

Everyone has their own perception. I don’t think it’s too cheap for 140 square meters (1,507 square feet) with a basement. But there wasn’t much negotiation. There’s a 2–3% discount per trade, and that’s it.

I forgot to mention: the drainage is completely finished as well! So, two inspection chambers and a 6 cubic meter (159 gallons) cistern plus piping are included.

I expected a higher amount, especially since the earthworks are included.
