Hello,
Two new houses are being built to KfW40+ standard.
I have received the following quotes for the two houses.
The quotes are based on the calculated heating load.
I noticed that only for the mechanical ventilation system the materials are listed separately, so I was only able to check the price for that part.
I quickly and easily found several companies online where the prices are about 25 percent cheaper for me as a private end customer. Now I would like a price assessment for the rest.
I would like to negotiate with the heating installer and confront him with this. He definitely will not be installing the photovoltaic system, as his price is 8,000€ higher than other offers.
The offer is for a building with 3 residential units and a basement; the other quote is similar but for 2 residential units. I actually thought I would get a good price due to synergies since two houses are being built next to each other.
Here are a few examples of the price differences:
Vaillant recoVAIR VAR 360/4 E apartment ventilation device with heat recovery – Heating and solar at discount prices
Price in store 3359€
Price from installer 4464€
Vaillant CO2 air quality sensor – Heating and solar at discount prices
Price in store 325€
Price from installer 411€
Vaillant flexible flat air duct 52 x 132 mm (20 m) – Heating and solar at discount prices
Price in store 199€
Price from installer 252€
By the way, if anyone here can make me a competing offer and is possibly interested in carrying out the work, please feel free to get in touch.
Civil engineering has already started, heating and sanitary installation scheduled for April to May 2022.

The thing with internet stuff is always this: you need someone to install it (if you don’t want to or can’t do it yourself). Many people simply don’t do that anymore, at least around here.
And if someone does install it, they don’t provide any warranty on the materials. The back-and-forth of “It’s the device / Incorrect installation” is something I’ve seen too often among friends to want to deal with it myself...

If your heating breaks down at 7 PM (19:00) on a Friday evening in winter, you’ll be glad to have a good relationship with your heating technician...
Or just stick to the “saving is cool” mentality and accept that the other party will sort your orders (no matter how urgent) as low priority as possible...I would recommend the original poster to talk to the plumber to see if anything can still be done. Get a counteroffer only from another local plumber.

I would like to negotiate with the heating installer and confront him about this.... and the heating installer will probably tell you that you are welcome to buy at the low prices you find online. But then you have to install it yourself and provide your own warranty.By the way, this price issue will come up throughout your entire house construction. Ordering windows from Poland is cheaper than from a German window manufacturer. Insulation materials on the internet are cheaper too. And so on.
Do you go to every trade professional and say, “But I can buy cheaper than you!”?
Compare tradespeople with each other, but not just their raw material costs. A tradesperson doesn’t only have material expenses. They also have hourly wages, vehicles, office staff, office space, storage/manufacturing facilities, insurance, and so forth. All of that needs to be covered.
And they buy from wholesalers, not from an online flea market. Wholesalers aren’t cheaper just because they have “wholesale” in the name. For example, try going to a wholesale store like Metro and find items that are cheaper than in regular grocery stores.
I also calmly bought my two heat pumps online. However, I took care of the entire heating installation myself (including underfloor heating). But that also means I can’t just call a plumber to fix something if it goes wrong.

Wholesale is not cheaper just because it’s called wholesale. But I hope you don’t seriously believe that wholesale is significantly more expensive. You just don’t notice it.

But you can’t just call a plumber to fix what they messed up. The worse part is that people like to point this out, but when something actually goes wrong, there are endless discussions. That’s why I’m really cautious about the “great” service you pay for. But complaining won’t help: you either accept it (including the prices), or you do it yourself. Where possible, I would recommend the latter option.

The real issue is that people often refer to this fact, but when something actually comes up, endless discussions follow. For that reason, I’m really cautious about the so-called “great” service that you also pay extra for. But complaining doesn’t help: You either accept it (including the prices), or you do it yourself. Where possible, I would recommend the latter option. Still, you have a plumber who can fix it. In our area, where all plumbers are fully booked, I once tried to hire a different plumber. No chance; they all have their regular customers.
