Hello everyone,

We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping

Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.

We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.

Is our building project even feasible?

Then take a close look to see if everything is really included. Ground slab. Wall and floor tiles? Construction electricity, construction water, building permit or planning permission preparations? And so on. I don’t trust them at all, not for a minute.

Everything is actually included, except for the installation itself. Of course, I don’t know how realistic the estimates are. We are definitely not fixed on Massa Haus. It’s more about whether our construction project is realistic with the given budget in general.

It's tight. Could it be a bit smaller? Or maybe 1.5 stories? If 230 meters squared (2475 square feet) are supposed to be enough.....

Does Massa build complete houses, not shell homes with finishing packages? Then the labor cost is missing... and of course the extras shown in the photo 😉

And why without the landscaping?

Smaller, very, very reluctantly. Maybe 1.5 with a high knee wall (I’m very tall).

Yes, exactly. The finishing packages include installation. It’s clear that the extras shown in the pictures aren’t included 🙂.
