A quick introduction... I work as a HVAC mechatronics technician at a large company where I’m also involved in new ventilation installations, etc. My fiancée is a special needs caregiver. Currently, we pay 800€ rent without utilities for a 2-room apartment. Including utilities, it’s around 1000€. We manage this comfortably and often go on vacation or afford many extras.
Now, I want to build a prefabricated house. Our total budget is 250,000€. The plot costs about 90,000€, so the house itself can cost 150,000€. We have received many offers from Allkauf Haus, Ling4you, and Massa Haus, but there are so many it’s hard to keep track.
I can do a lot myself. I will handle electrical work, plumbing, and underfloor heating. The basement will be partially finished as well. The Allkauf Haus offer for 157,000€ is currently our top choice.
We could comfortably afford a monthly payment of around 1200€ including utilities. Is that amount too low for a house or is it normal?
I will do drywall, tiles, and flooring myself.
Euromac2 is also very affordable—does anyone have experience with them?

The first mistake you make is comparing Massa Haus and Allkauf Haus—they are the same company!
Then you probably don’t have a clear overview of what is missing.
Who will connect your house to the public utility networks? Depending on the federal state, for example, you might need a multi-utility connection, which is not included.
Who will install your exterior landscaping? Yourself? Okay, but who pays for the materials?
How many sockets and switches do you have per room?
KFW 55 standard with which type of heating?
Then you probably don’t have a clear overview of what is missing.

These are minor issues for me. The house can be built in two days, but the roses can wait until they bloom.
The same goes for electrical outlets. I’m not going in with zero budget. Of course, I need a kitchen, tiles, and hardwood flooring! That’s not what I’m concerned about; I just wanted to know if €1200 (about $1300) would be enough. We haven’t approached your bank yet.

The house is offered as a bare shell for €115,000 (about $125,000). With all the packages, basement, stairs, and foundation slab, the total is €157,000 (about $170,000).

I am calculating the additional construction costs again at 30,000€ for all these extra items. If Allkauf House says they will build the foundation slab and the basement, how are they going to do that without excavation? Or are they not doing that? It would be ridiculous since I am also paying for structural engineering, architects, and so on. Just the basement and foundation slab cost about 20,000€.
The basement contractor does not handle the excavation 100%!
You also have to cover the landfill disposal costs yourself.
If a soil survey has not been conducted, good luck with the foundation—if any changes are needed due to the ground conditions, you will have to pay for them.
