ᐅ Is a turnkey construction project with a budget of 230,000 USD realistic in the Saarland region?

Hello everyone,

We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping

Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.

We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.

Is our building project even feasible?

250–300. Okay, the house. 20 Gala, that’s needed.
10 connections, etc.
10 additional civil engineering works.
7 kitchen
5 painter
4 vinyl
5 other furniture, lighting, etc.
10 garage or carport plus garden shed of good quality.

We are at around 330–370.
Now the plot of land. So, there’s a 4 in front of that. For sure.

300,000 is still quite a bit more than what the original poster is aiming for. ;-)

Just the porch in front of the front door easily costs around 2,000. Then there are paving stones for the essential outdoor areas, new furniture because the old couch no longer fits... each of these alone is already a separate expense that can match or exceed a Christmas bonus and/or tax refund. Having to decide whether to buy new furniture first or something else is, in my opinion, very unsatisfying.

Edit: Just skimmed the quote. What do you want with a quote from 2017? ("February discount 2017")?

Sure. Easy to read.
For example, it says that all the insulation is only delivered, not installed.

And the usual gimmicks with these "turnkey" offers: downspouts only extend just above the ground, no drainage, no internal infrastructure, the garage is only included as planning service, and so on. And especially without any detailed specifications. Electrical and plumbing services often represent major expenses.

What exactly does interior finishing as an owner’s responsibility mean?
