Hello everyone,
We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping
Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.
We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.
Is our building project even feasible?

It's not that I want to defend the offer, I just want to understand where the mistake is.So, it’s about a shell house without interior doors, window sills, floor coverings, and such...

These are packages that you can add additionally. They are not included in your house price.
Interior doors are listed, as well as the coverings and so on. However, I’m not sure if the cost estimate is realistic. According to the consultant, everything should be included, but that doesn’t seem to be the case. I will ask him again for a more detailed breakdown, including how much has been allocated for coverings and so forth.
