after comparing several prefabricated house suppliers and construction companies,
we decided on a shell house from Allkauf Haus. The shell house will be finished almost “move-in ready,” as this was our preference since we cannot do much work ourselves! The cost for the house is around €180,000. Including finishing and additional construction costs, we roughly calculated about €240,000 (without the land).
Now my questions:
1.) I would like to hire a neutral expert who A) reviews the contracts for the first time and B) is present on the construction site to ensure everything is done correctly. Whom exactly should I hire and what would this cost me?
2.) If I hire such an expert, do I also initially need advice and assistance from lawyers? (I would basically get this for free since I have legal protection insurance for residential issues as well as general legal protection with free consultation, etc., through Advocard)
3.) What else would you recommend I pay attention to?
Now a few other things:
On this plot, there is an existing house with a huge attached barn (larger than the current house), which now also contains rooms. As discussed with Allkauf Haus, my plan is basically to demolish the barn, keep the legally required setback distance, and build the new house there! I have received verbal approval from the building authority, and Allkauf Haus will take care of the permits and such!
I estimate the demolition and disposal of the barn, which is purely wooden, to cost around €15,000-20,000.
As mentioned, I would leave the old house standing (my parents still live there) and maybe they would get a new renovated roof and some exterior cleaning. Of course, that also costs money.
I am wondering whether it might be worth demolishing everything and building a new house with a secondary apartment for my parents. That wouldn’t bother them, as they are retired and will be commuting between here and their home country!
What would you recommend?

we also built a house with Allkauf. Please keep in mind that "ready for occupancy" (which we also had) does not really mean you just have to move in your furniture.
You still need to complete wall and floor coverings, as well as the final installation of the sanitary fixtures. You also have to arrange the groundwork and utility connections yourself.

I was assured that wall and floor coverings, as well as sanitary fixtures and connections, are all included. I clearly told the advisor that I don’t want to have to do anything else myself! That’s why I want to clarify this with the building inspector. I want to go to them later with the contract and say, "Look; the company Allkauf Haus says I only have to move in the furniture afterward. Please check the contract to see if everything is really included." Because just like you said, they can say a lot, but in the end, what matters is what’s actually written in the contract!
While we’re at it: Were you satisfied with Allkauf Haus overall? The advisor told me that we would get two days of hotel accommodation, during which we would go somewhere like a warehouse with advisors to select and coordinate wall and floor coverings, doors, etc. Is there any truth to this?

Please remember that turnkey delivery (which we also had) does not really mean you only need to move in your furniture.

Whether it is worthwhile to demolish the existing building and build a larger house or to extend the new house onto the existing building, no one here can say. You should possibly clarify this with your building inspector or expert. It will depend on the condition of the building.
However, your parents would need to move out completely for a year. Is that feasible?
You should also check whether connecting the new building to the existing one will go smoothly or if there might be additional costs involved.
Furthermore, you should verify if your legal protection insurance actually covers this situation. I doubt that a tenant liability or residential legal protection policy would cover construction consultancy.
Our building surveyor/consultant cost us just over 3,000€ (approximately 3,200 USD).
