after comparing several prefabricated house suppliers and construction companies,
we decided on a shell house from Allkauf Haus. The shell house will be finished almost “move-in ready,” as this was our preference since we cannot do much work ourselves! The cost for the house is around €180,000. Including finishing and additional construction costs, we roughly calculated about €240,000 (without the land).
Now my questions:
1.) I would like to hire a neutral expert who A) reviews the contracts for the first time and B) is present on the construction site to ensure everything is done correctly. Whom exactly should I hire and what would this cost me?
2.) If I hire such an expert, do I also initially need advice and assistance from lawyers? (I would basically get this for free since I have legal protection insurance for residential issues as well as general legal protection with free consultation, etc., through Advocard)
3.) What else would you recommend I pay attention to?
Now a few other things:
On this plot, there is an existing house with a huge attached barn (larger than the current house), which now also contains rooms. As discussed with Allkauf Haus, my plan is basically to demolish the barn, keep the legally required setback distance, and build the new house there! I have received verbal approval from the building authority, and Allkauf Haus will take care of the permits and such!
I estimate the demolition and disposal of the barn, which is purely wooden, to cost around €15,000-20,000.
As mentioned, I would leave the old house standing (my parents still live there) and maybe they would get a new renovated roof and some exterior cleaning. Of course, that also costs money.
I am wondering whether it might be worth demolishing everything and building a new house with a secondary apartment for my parents. That wouldn’t bother them, as they are retired and will be commuting between here and their home country!
What would you recommend?

I have now found a construction company that both demolishes and builds houses. It might be possible to do something different there, for example instead of demolishing the barn, leave a 5m (16 feet) distance and place a prefab house, or possibly remove the barn and build a new one attached to the other house. Something like a two-family house (or semi-detached house) or similar.
First step is to gather information and compare, compare, compare!
