- Are drainage and rainwater pipes included?
- Costs for spoil disposal if there is no possibility to store the soil on the property.
I totally agree with Häuslebauer – these costs will definitely come up, but as personal work.

you are absolutely right, I forgot to mention the positions. If I have calculated correctly, just the so-called additional costs for excavation work, earthworks, surveying services, connection to the public utility network, etc., amount to about 10,000 € (approx. $10,700). And there is still no basement on our plot!

We had to install the rainwater pipes ourselves, as well as the light wells. That adds another 1,500. And this isn’t even a living basement!
Well, KfW40 with waterproof concrete, well insulated even under the floor slab.

Just for comparison: A proper garage with foundations and a floor slab, measuring 3m x 6m (10ft x 20ft), quickly costs 7,500€ or more!
How is that supposed to work with a basement, please?
As a rule of thumb: You should expect around 380€ per m² (35 per sq ft) of usable basement floor area.
So a usable basement with 100m² (1,076 sq ft) of floor area = 38,000€
Who can spot the difference?!
In conclusion, my advice:
Before signing the construction contract, better ask an expert, for example by contacting the client’s advisory service. Asking afterwards often gets expensive!

On the other hand, this advertisement has been around for quite some time. It seems to work. A sale is a sale!

The rest you have to do yourself.
2,000–3,000 € for the staircase,
some costs for the so-called windows and external insulation, and another 2,000 € for excavation.
You don’t have to pay more for a usable basement.
So, at most, you end up around 20,000 €.
It’s just like with electrical appliances: expensive doesn’t always mean better, and some want 50% more money for the same device.
Why always go for the expensive stuff?
Besides, the promotion from Allkauf Haus includes even more in the price.
They manage these prices because, unlike other companies that build a maximum of 500 houses per year, they sell over 1,000 houses, and for production, Massa Haus and Allkauf Haus cooperate, plus I believe there’s a third company involved.
