So, we have decided that we want to have a house built for ourselves.
I am not very experienced in this area, so I want to use this thread from start to finish to make the whole process a bit easier for myself.
For now, we know how the house should be designed, meaning I have sketched something out for us. The dimensions are based on the size of our bedroom, and I have taken into account our needs for both now and the future. We do not yet own the plot of land.
Therefore, I am looking for companies that build prefabricated houses at the stage of turnkey completion.
So far, I have only looked at Massa Haus and Okal Haus. Both belong to one construction company; the difference is that with Massa Haus, I would have to do the tiling, bathroom, toilet, floors, and painting of the walls myself. I’m not really happy with that. And having only one company is not enough.
On Sunday, we are going to Poing. I hope to find several prefab house providers there.
My appointment with Okal Haus is only on Wednesday.
Does anyone have experience with Okal Haus?
At the moment, I am also occupied with questions about heating — what type, which system, etc.
It should be a finger house with low energy consumption and, therefore, low energy costs. Naturally, the construction method and the energy consumption should be balanced. I don’t want to spend $100,000 on heating and an exponential amount on construction; that doesn’t make sense to me.
I am personally considering photovoltaic systems with direct feed-in to the grid, combined with a ground-source heat pump.
I would be happy to receive your comments and replies.

Elithenas30 May 2020 09:55Apart from the fact that the original poster (OP) apparently – as is often the case – has no real idea what a general contractor / turnkey contractor / main contractor... is, there are several inconsistencies in the initial post.
At first, they ask, "Does anyone know companies," then mention „massa/Okal Haus“ – in the end, all are factory-built house brands, which – even though Okal Haus might wish to be – certainly do not belong to the premium segment. And then the post says it should be a FingerHaus – which would mean that FingerHaus as a company is already decided, making the rest of the questions irrelevant.
My personal experience on this – background info; maybe it helps the OP:
Last year we decided to build a house in the neighboring district. Between April and October, we visited Poing 10 times and compared a total of 20 companies, including Okal Haus in Ingolstadt.
The key criteria were the same for all inquiries: shell construction, 190m² (2,045 sq ft), flat roof, three garages, air conditioning, KNX smart home system...
In the end, we created a large Excel spreadsheet, filled it with the specifications, and compared everything.
For example, take Okal Haus:
Fixed price offer: €470,000 (August 2019)
Compared to our final choice:
Lechner solid house: €550,000
Final price after selections and upgrades: almost €700,000
There are also additional services we removed from the so-called turnkey package:
For example, “interior painting” work:
At our supplier – as with many others – this usually means a single skim coat (Q2 finish) with white textured wallpaper (woodchip).
If you want anything different, you will face either a) extra costs, b) need to contract it yourself, or c) do it as self-performed work.
Just because the package is labeled “turnkey” doesn’t mean it will fully meet your requirements.
To sum up:
Compare intensively, pay attention to your budget, and plan enough contingency.
But first, inform yourselves properly – otherwise, you can quickly suffer major setbacks on a project like this.
Oh, and regarding land:
First, find a plot.
In Ingolstadt and the surrounding area, this is definitely a challenge.

Do you act like this in real life, too? I hope and believe that I did not cross the line with my wording.
It’s not okay how some people respond—I agree with that—but it is equally not okay for someone to sign up in a forum, start a thread, and expect or hope that everyone else does all the thinking! That way, an exchange isn’t enjoyable! Building a house is complex, and in my opinion, you should only start a thread after you have already read through half the forum and still have a specific question!

Having zero (or virtually no) knowledge and no building plot is certainly a good indication to look for a developer rather than any “house only” provider.

I don’t want to do any of the work myself.
I just want to choose the materials, fittings, and possibly the craftsmen, and that’s it.
We are going to Poing because we want to get inspired and maybe find additional builders... but we’ll see... I’m sure I’ll visit more construction sites.
Sorry that I have spent my whole life in the city and haven’t had parents or friends who could teach me anything about all this.
And the idea for the house is clear.
- It should not be a very energy-demanding house, but also not exponentially overpriced... so I’m not sure yet if it will be a solid/heavy construction house (massive house) or something else. I still need to look into that more.
- No basement
- House with a granny flat/in-law unit
- Approximately 90-120 sqm (970-1300 sq ft) per floor
- 2 floors
- Attic with a little storage space and therefore a pitched roof (but this is still open)
- In total, 4 rooms in the main house and 2 rooms in the granny flat/in-law unit
- A small garden and a double garage (no garden or garage for the granny flat)
- Plot size around 200-250 sqm (2150-2700 sq ft), but I have little influence on that, it depends on what we find
- Heating is still undecided, but I am thinking about a geothermal heat pump with photovoltaic panels feeding directly into the grid
- Total costs 300,000 for the house and, if lucky, 100,000-120,000 for the plot
- Distance from Ingolstadt 20-50 km (12-31 miles)
I think it could be feasible.
Regarding the money, no, we haven’t inherited like many others, but I would rather pay for 30 years to own a home than put money in someone else’s pocket and keep renting even in retirement. We will hire a financial advisor to advise us on financing options. I won’t be going to every bank myself to see where it’s best... I don’t have the overview or the knowledge for that.
The house with the granny flat is a good option to relieve us a bit financially and it has more advantages than disadvantages for us.
If anyone has a different opinion, please write about it.
Now about the builder.
Yesterday I was in Zuchering, where many new houses are built, and I inquired there. I spoke to a man who has lived in one of the houses for 3 years. He is just a layperson like me, as it turned out during the conversation, and he is really satisfied so far. With quality, the process, and basically everything related to it.
The builder was Erra-Haus GmbH.
But this is just the first builder I’m considering now.
Because I liked their work.
Still, I will look for 2-3 more and then compare... but so far I don’t know what exactly I should compare...
I think price per sqm... but I don’t know much more, maybe materials, construction method... no idea. Could you give me some tips on that?

2 - Search for / buy a plot, ideally serviced/connected (but if not, I think servicing would cost about 10,000)
3 - Parallel to step 2, determine builder(s) and create a concrete “project”... provided we know the zoning/building regulations.
