What you understand by a "full basement" is certainly different from what the builder means by it. As a rough estimate, calculate about 30% of the house price for a usable basement and about 50% of the house price for a finished living basement; this will give you a somewhat safer estimate than just "9999€". There is no one here in Germany who would have gotten a basement for that price, unless the house was only 1m by 1m (3 feet by 3 feet) in size.

They said that without excavation but including the slab, walls, and of course the upper floor ceiling—whatever is preferred—for, for example, a promotional house measuring 816 x 876 cm (27 x 29 feet), with a room height of 225 cm (7 ft 5 in), each without a basement staircase and with two light wells.
I’ve scheduled a meeting and viewing in Simmern and will report back once I’ve been there.
I have to say the call today with the head office was very knowledgeable and informative; the employee seemed well informed.
Oh yes, I came across this because of a brief report in the housebuilding magazine, page 94, issue 3/4.
But still, I recently visited Dennert Massivhaus in production. Has no one here built with them yet? What I saw really impressed me.

The basement price is an additional cost on top of the already more expensive slab foundation.
You only get four walls and a ceiling above.
No earthworks, no waterproofing, no insulation, no stairs, no fittings.
In the end, you pay just as much as anywhere else. Nobody can work magic. Especially not Allkauf Haus or Massa Haus, who offer the same basements.

we are also in the process of getting quotes (including from Massa Haus). If they offer a basement for €10,000 (about $11,000), which normally costs €30,000 (about $33,000), and do not give any additional discount – that is somehow a discount of €20,000 (about $22,000). Does anyone have experience with whether and how much of a discount you can get?

There is not a single basement supplier or builder who can offer this trade for around €10,000. Those who really believe that should take off their naive rose-colored glasses! After all, you’re not buying a pound of tomatoes at the supermarket. Sorry, this is nothing personal!
As some forum members have rightly recognized, this is an absolute marketing gimmick! The real costs of a basement are hidden in the rest of the house.
Before you request prices, you should consider or know the following points:
- What does your soil survey or the municipality say about the site conditions (sloping lot, groundwater, etc.)
- Size and height of the basement
- Utility basement or living basement
- Concrete basement or masonry basement
- Type and requirement of waterproofing and insulation
- Thickness of slab or strip foundations
- Electrical and installation lines recessed or surface mounted
- Heavy or insulated screed
- Floor coverings
- Separate access, basement stairs
- Window type
- Interior doors
- Radiators
- Excavation and earthworks
- Please add anything I may have missed!
Considering all the above, it should be clear to everyone that no supplier can realistically offer such unrealistic prices. This is not a serious offer. Just ignore it.
