I am still quite new to this (book is on the way) and planning a timber frame house. The plot is being considered.
For now, I only want to order a shell construction.
The house has the following key details:
- 12 by 8 meters (39 by 26 feet)
- Basement is livable
- Timber frame
- 1.5 stories, meaning ground floor plus upper floor
Since my budget will increase in 1.5 to 2 years, I want to order the shell construction now and complete the remaining trades later. For this first phase of building, I have $320,000 available.
Questions:
1. Which timber house suppliers specialize in shell construction?
2. Which trades (interior finishing, electrical, heating, etc.) can be included within $320,000, and which should I prioritize during the shell construction phase?
I look forward to all helpful ideas, experiences, and tips.

1. The desired completion stage "closed shell" is not offered exclusively by timber builders.
2. Electrical, heating, as well as plumbing work should definitely be included. Without temporary construction water, you won’t be able to get any contractors on site.

Construction waterWell, you can also solve that with a standpipe and a proper hose. For us, the rental was about 25 EUR per month, which already covered 20 m³ (700 cubic feet). Great setup – you just need to store it well; the deposit is a few hundred euros.
Electrical work can be done later as long as you have conduit pipes installed in the walls. Plumbing can be surface-mounted if necessary (with good planning, that’s not a big deal). Underfloor heating and water/drainage pipes are the only things that really need to be installed beforehand if you want the screed applied already (which requires precise specialist planning – you have to be sure exactly what, how, why, and possibly where you want things later).

Water in the guest bathroom, power up to the cabinet. Of course, no bidet yet, no access points, and so on.

Of course, no bidet or access points yet, etc. The scaffolding was in the way, and the utility company’s excavator didn’t want to dig underneath — so it ended up happening much later than planned. We only had a 3m (10 feet) service entry, not 5m (16 feet)...
