when I convert the prices we both paid into price per square meter, they are quite close. An open-plan garage on our site was only feasible with the use of a crane and higher transport costs. That would have significantly increased the prices.

That’s exactly what surprises me—that we are so close in price despite having two very different garages. I would have expected us to be significantly more expensive (or you cheaper) with the sectional door, the window, the timber frame construction with insulation, and the continuous slab foundation. Our garage doesn’t need a crane at all because it is assembled entirely on site.

Ah, timber frame construction. That explains everything. It is, of course, much cheaper. However, that wasn’t an option for us because we have earth backfill of about 80 cm (31 inches) on two sides. In that case, concrete garages are necessary. Our price is probably also higher because we chose the side entrance door to match the sectional garage door design. And having two sectional doors with two separate motors is definitely more expensive than one large door with a single motor. And then there’s the parapet on top...

This is really strange, no matter where I look, precast concrete garages are cheaper than timber frame ones.... We also have a parapet, which is included in the price, the side entrance door has the same design as the main doors, and the garage height is 2.70 meters (8 ft 10 in).... I still have an offer here where a large concrete garage with the same features as our current timber frame garage would have been easily €8,000 cheaper.
I once requested an offer for a large concrete garage and ended up about 6,000 euros above what I paid for my two single garages connected side by side. By the way, the missing side wall also makes the garages more expensive, as the structural requirements for the other parts are higher.
