Guys, if I had to choose between your priorities, I know I would prefer the living area of @Tina with K. Even without any window coverings.
Forget about any window darkening when I have a room like that.

No, I meant why did you decide to take on such a project?
The house is a gem.
With enough time and money, a complete rebuild would certainly have been possible.
It is definitely challenging to source materials. An original floorboard fits better than vinyl.

We never really wanted to own a home and were happy renting the house. However, the previous owner decided to sell, so we had the choice: buy the house ourselves or move out. Since the price was very reasonable at the time—real estate prices here were at a low point—we reluctantly decided to buy.

According to the official historic register, the house was built around 1900, but I found the building file in the city archive, including a building application from 1860. Originally, the house was a summer home in the countryside until Leipzig expanded and incorporated the rural area around the turn of the century. A wealthy widow spent summers here with her children and grandchildren. This is why, from a floor plan perspective, the house is considered unlivable by modern standards.

Of course, we are trying to renovate it as authentically as possible. External insulation is not allowed due to preservation regulations, so when necessary, we insulate from the inside using wood fiber or calcium silicate boards (energetically, the house is still a disaster). The box-type windows are being restored gradually, and the floorboards, if still in good condition, are sanded down. The walls will be finished with clay plaster; drywall construction is out of the question despite the uneven walls. The advantage is that we are not under time pressure, so we can carefully consider how we want each part of the renovation to be done and how to best achieve it. The downside is that it quickly becomes very dusty…
