Unfortunately, that’s the reality.
At some point, I actually agreed with the general contractor (GC) that every order would be double-checked by us.
Fortunately, we had a great GC who was a bit overwhelmed because he had a lot to do.
However, we could talk about everything with him, make last-minute changes, and even call on weekends if it was important.
Only his heating engineer was problematic. Also due to the pandemic and coupled with a larger amount of trust, we didn’t check everything either. We understood the genuinely unfortunate events, then wood supply problems, delivery bottlenecks, etc.... until we eventually realized that the real causes of the huge construction delays and frustrations lay elsewhere. But once you reach that point, it’s very difficult to undo the damage, and at some point, even a planned exit no longer makes sense because you’d have to find a better option.
Our contact was always friendly and frequent; ideas and changes were possible at any time, as the GC clearly enjoyed building a somewhat unconventional house.
However, during implementation, you start to notice the shortcomings in many details that were offered but not thought through in advance. One point after another starts to fall apart and eventually, you just want to “somehow” finish... unfortunately. He probably overestimated his capacity with the number of projects and the distance, and forward planning does not seem to be one of his strengths.
Nevertheless, I do recognize a great deal of fairness in additional work or self-contracting, which is very different from what I mostly read here. I can source all the fixtures myself, whatever they may be, and I receive really good compensation; I have no doubt that it was actually 100%.
So we do benefit from this, which we are well aware of and appreciate, but the unreliability has recently become excessive.
Well... we will get through it, and I’m already looking forward to more pictures from you. The tiles alone might not have pleased me so much, but combined with this fantastic, clear blue, it has a completely different effect!
@pagoni2020 We built a house with an architect through all phases using separate contracts. Our architect, however, was not always up to date despite her (extensive) experience. Heat pumps, photovoltaics, KNX systems, networking, and much more were either useless or at least incomprehensible to her. Energy saving regulations 70, gas, outlets, light switches—that was it. We had to contribute a lot ourselves (not as manual labor, but as input). It was very exhausting. Really exhausting. As you yourself said, over time she developed a remarkable determination to do well by us. We believe that because it was new to her as well, she has grown through this experience. Keep communicating (who am I telling). In the end, everything turns out fine, as long as no disasters occur.
Since it was recently suggested to post photos again and I’m currently into Lego once more, this reminded me of the following.
Our architect recreated our then-future house in Lego according to the plans in late summer 2019, long before the building permit / planning permission was even submitted.
It’s amazing how close it was to the final result.
We found the gesture really charming.
