ᐅ Constructing an S-shaped facade – Construction method

We are in the brainstorming phase for our own home. We plan to build a two-story single-family house with a flat roof. (Floor plans to follow.) Because of the sloping site, we want to include a basement, and since the facade facing the street will be quite massive in parts, we want to avoid the house looking like a cube. Therefore, we are considering breaking up the facade with an S-shape design.

This raises the question of how to construct the overhangs of about 0.5 m (20 inches). The cladding is intended to be done using rhombus battens.

Preferred construction method: aerated concrete blocks.

I have read about Isokörbe (thermal breaks) several times, but they are quite expensive.

If my explanation is not clear enough, I have attached some pictures.

Best regards

Don't forget the additional development fees, which are usually calculated based on the living area. ;-)

The house should be about 175 m2 (1,883 sq ft) with a recessed area in the living room approximately 5 m by 1.5 m (16 ft by 5 ft). The slope is not extreme. The plot slopes about 3 m (10 ft) over around 25 m (82 ft) from west to east.

Now about the budget:

As mentioned, the plot is fully serviced (gas, water, sewage). The land is owned outright. We have set a limit of 450,000. HVAC work will be fully managed by ourselves.

So now go ahead and criticize the budget 🙂 I see it as realistic but tight. For reference: I already completed a house build last year (brother) with an architect and managing subcontractors myself.

I can tell you firsthand that this won't work.
The key figures of our projects are very, very similar and thus quite comparable; with 450,000€, you can at best achieve the lowest standard.

Don't worry about the facade—there's nothing extravagant in it.

@ivenh0 Could you possibly provide me with some more detailed information about your construction project? What is the floor area of your house? Please roughly list the costs, such as:

Shell construction ...
Windows ...
Electrical ...
HVAC ...
Stairs ...
Interior finishing ...
Additional construction costs ...

@MayrCh Thank you very much for your detailed response. Regarding the price per meter, I have only heard of roughly €500 for delivery and installation in one forum.

For a component that essentially functions as an insulating heavy-duty anchor, that is actually "not much money" ;-)

Thinking about it, I agree with you. Once I’ve refined my sketches a bit, I’ll upload them in the floor plan thread. Maybe you’ll have other ideas on how to visually distinguish the facade. Ideally, as mentioned, the upper floor on two sides (east: street side and west: garden side) would have a rhombus wooden facade.

What is your view on the development according to §34 with the various architectural styles in the neighborhood?

I recommend you start by shamelessly uploading simple rough sketches; they serve their purpose perfectly for getting feedback.

I would think about the exterior design and styling of the house later. The idea of developing the house based on visual effects you’ve fallen in love with from various examples is understandable, but it puts the cart before the horse.

In my experience, the arrangement of the rooms usually leads to a building form that doesn’t require forced monotony to distinguish itself from the houses of Linkshubers, Rechtsmosers, and Visavismaiers.

What kind of architectural style differences would even be relevant here?

Personally, I’m already thankful if the styles don’t mix within a single house—Frankish-Tuscan-Frisianmodernist, anyone?
