Ah, that’s due to the hydrostatic pressure. The basement is vapor-tight from 20cm (8 inches) thickness even without coating. I was just surprised by the welded sheets, as I hadn’t seen those anywhere before. The black coating is more common.

In our case, the retaining wall is made with waterproof concrete and additionally sealed from the outside. This is standard practice here.

The dimensions are 10 x 12 m (33 x 39 feet) plus a 1 m (3 feet) bay window, but I'll tell you, when we first stood in the basement, we also thought: "It looked bigger on the plans somehow."

We felt the same way when we first stood in the masonry-built ground floor. Once painted and tiled, it looks bigger.
