Matthias 403 Dec 2020 16:18@Climbee: The house is located in the Bavarian Forest, which is still thankfully quite green, and land prices are not inflated (90 Euro per square meter). However, the challenge was actually finding a suitable plot, which took me almost 4 years.
The house was built using solid construction methods (42cm (16.5 inches) solid brick, unfilled) and includes a basement. It is situated on a slight slope, so the kitchen’s appearance can be deceptive, but it is indeed on the ground floor. The window can be cleaned quite easily using a ladder.
The garden is still quite small or practically nonexistent, as we eventually ran out of energy and motivation.
I took on the construction management myself, together with an independent building expert, which in hindsight was invaluable—I can only recommend this approach. I contracted the trades individually.
The time from excavating the basement to moving in was a brisk 15 months. However, nothing was paved at the time of moving in; this was done on Saturdays from May to October by me, my father-in-law, and another helper.

Yes, the Bavarian Forest area is a bit more relaxed in that regard. It’s a beautiful region—my ex was from near Untergriesbach. So I know the area, although it’s quite a distance from me.
I’m waiting for more photos and, as I said, I’m really interested in seeing the floor plans.

In the basement, there is a storage room for drinks and a second refrigerator, then the boiler room, another storage room, and two fairly spacious offices. However, mine has already been converted into my man cave. The house also has a second entrance on the north side, allowing direct access to the basement level.
