ᐅ Layout division: open-plan kitchen, living, and dining area

Hello dear forum members,

I have purchased an apartment from a developer. The basic floor plan is already fixed, meaning the exterior layout is set. Only after some time did I realize that the proposed floor plan is difficult to furnish. It is an open-plan space with kitchen, living, and dining areas measuring about 600 x 600 cm (236 x 236 inches). I am attaching a plan. This is the sales plan. I will probably only receive a fully dimensioned plan by the end of August.

The apartment will be completed in the third quarter of 2018, so there is still time to make some adjustments. But how? I am tearing my hair out because I have been stuck focusing on the problems and unfortunately have no new ideas. I hope you can give me a helpful nudge in a different direction.

To furnish are:
- Kitchen for 1 to 2 people
- One dining table 150 x 80 cm (59 x 31 inches) with 4 chairs
- One two-seater sofa (160 cm long (63 inches))
- One lowboard (120 cm long (47 inches))
- One highboard (100 cm long (39 inches))
- One display cabinet (90 cm long (35 inches), 110 cm high (43 inches))
- One armchair for a reading corner

All furniture except the sofa is flexible and can, if necessary, be moved to the adjacent room. The kitchen and dining table are also essential.

Also fixed are the service shaft (the diagonal black-and-white square) and, in the worst case, the WC, though I still need to confirm that.

I hope someone can give me a fresh perspective. I already asked a question in the kitchen planning forum next door, but I think it was too early for me. I couldn’t really engage much. Now it’s different, and I’m hoping for the collective intelligence here.

Your toilet room doesn’t even have a small washbasin installed.

Have I understood correctly that the toilet must be separate?
I would include it in the bathroom, which gains about half a square meter (half a square yard).
I would definitely add the short wall section by the entrance hallway on the lower side of the plan, as it provides more options for placing furniture both in the hallway and the open living area.
A long kitchen run, where you look straight onto it, is too dominant for the space.
I would prefer the kitchen arranged in an L-shape along the upper walls of the plan, with a small island (work island) in front if you want one. I strongly advise against having a water connection in the island—that is, somewhere in the center of the room. Be cautious with electrical connections as well. I imagine that at some point you might get tired of the island in that room.
You could add a wall strip next to or in front of the island, which can serve as a divider, an eye-catcher, or a privacy screen. You could also place items on it, hang shelves, or even mount a TV.
This wall should be drywall fixed to the floor covering so it remains flexible but still reaches the ceiling.
The L-shape would measure about 4.20 meters by 1.60 meters (14 ft by 5 ft 3 in), with 1.20 meters (4 ft) along either the short or long wall allocated to tall cabinets. So without an island, this is already more than sufficient.
The passage to the bedrooms is on the lower side of the plan to allow for a wall that can be used for placing other furniture. After all, furniture will be replaced over time... and honestly, a 160 cm (63 inch) sofa for two people is quite cozy.
By the way, you can reach pantry storage within two or three quick steps from a storage area near the utility room.

Wow, you’re really fast!

I’m starting to go crazy: I have a PDF file of the plan. Whenever I attach it here, the file just shows up blank. I’m still working on it. If it works, I’ll add the plan.

Hand basin: I can still have this installed. Hopefully, it’s covered by the standard budget (I have 4000 euros for the bathroom including tiles priced at 40 euros net per m² (430 sq ft)).

Separate toilet: I would prefer it that way, but it’s not a must. I’m open to negotiation. I basically don’t have any space issues, so I don’t need to haggle over half a square meter. The apartment is actually even too big. Personally, I would have been fine with a smaller one. For resale reasons, I chose two bedrooms of about the same size.

L-shaped kitchen at the top of the plan: Yvonne, do you mean the L starting at the top right of the window and then “turning the corner” along the right wall of the plan? That exactly matches my problem with the room: the kitchen itself would be great as an L, I think. But then it just stands there bare and “unbounded,” totally visible. Shortening the length won’t really help, will it?

Storage space: No problem, I don’t necessarily need a whole pantry cabinet. With a few quick steps, I can actually reach the supplies in the adjacent room.

Passage to the bedrooms: Yes, leaving the long wall “completely” intact with an opening at the bottom of the plan seems to be the most suitable option to me. Also, I would find it a shame if the window there ended up hidden inside a storage room.

Tomorrow afternoon I’ll try to rebuild the L shape on paper and take a photo. I also need to finally deal with the PDF floor plan. On my PC, it shows up fine in Adobe Reader, but when attached here, it just stays blank. Strange, strange. Or I might just photograph it instead.

Please do not use a phone for the screenshot, it is too small.

The PDF works fine, I don’t understand what your problem is.

I don’t understand the kitchen layout from kbt. Where in the room is the kitchen supposed to be? There is a window behind the kitchen, and where is the passage to the bedrooms?
