Ah, the main building. Is there also a pool house? No. But there is a single-story, non-basement extension [emoji846]

Your construction site looks very tidy! Nice.Yep. We agree. Both inside the building and around it, everything is always very neatly organized. Today we actually planned to remove the excess construction foam in the basement. To our surprise, the structural contractor already took care of that yesterday.
As mentioned before, we have been really satisfied with the structural contractor so far.

I’ll give it a try, everything should basically fit:
Shell construction including interior and exterior plaster, earthworks, utility connection preparatory work, and a few small things – 161k
Utility connections – 7.5k
Carport including foundation work – 21k
Roof work (flat warm roof) – 16k
Shed roof + metal flashing work – 8.3k
Windows (19) + doors – 17k (PVC, basalt gray on the outside with RC2N on the ground floor and upper floor at accessible points, including window contacts for KNX)
Raffstores, 6 units (mixed sizes) – 4.2k
Roller shutters (13 units, aluminum) – 4.6k
Aluminum front door with side panel – 4.5k
Heating (gas without solar), sanitary rough installation, central ventilation with heat recovery and enthalpy exchanger (Zehnder Q350) – 44k (including underfloor heating insulation)
Sanitary fixtures (DIY) – approx. 7k
Screed – 3.3k
Electrical work (relatively extensive KNX with satellite and LAN) ~44k (got a bit out of hand, initially estimated 30k :/ )
2x air conditioning units – 5k
Painting work (exterior + interior) – 11k
Carpentry interior doors + wooden staircase (oak parquet) – 8.4k
Drywall – 2k (covering kitchen recess, shed roof ceiling + 1 drywall partition)
Glazing – 4.5k (4m (13 ft) wide glass railing, glass window sills, shower wall, and 2 large mirrors)
Floor tiles (throughout the whole house) – 5.7k
Wall tiles – 1k
Floor covering on roof terrace – 1.5k (installation included in flat roof work)
Tiling work – 18k (including a lot of additional labor, also took over smaller parts of painter and plasterer work)
Outdoor landscaping (no invoice yet) ~ 23k
Carport roof waterproofing (not done yet) ~ 3k
Architect’s fee – 28k
Total is 453.5k€
That matches up pretty closely, it looks about the same on the account now.
Plus a few small extras like notary fees, etc. for the land transfer, which were covered by the parents.
Kitchen cost 21k, walk-in closet 3.5k, wardrobe 1k.
So it should now be around ~480k. Quite crazy.
Are the painting and carpentry costs gross amounts?
They seem a bit low to me.Arifas schrieb:
Ruppsn I’m really sorry for you that things aren’t going smoothly at all [emoji27]! Hopefully, things will get going properly very soon! Thank you for your encouraging words [emoji4]. By now, we’re taking it with humor, as we can only change so much.
Wishing you continued steady and speedy progress!
