Hello,

It would be really great if everyone here could just post one or a few pictures showing the current state of their house.

I'll start right away.

For renovations, it’s best to provide a comparison of before and after the remodeling.

Before March 2014:

After May 2015:

The downside of a cheap plot is that the house is difficult to sell and has low value. The risk with new builds is therefore extremely high.

Location still matters most. Here, square meters cost around 800 euros, but the house is then worth a million and can be sold instantly if needed.

So my plot would have cost 724,000 euros with you.

Stuff to do with Anhalt, I guess

Well, the question is whether it is rural or urban. In Rhineland-Palatinate, you pay only 10-20€/m² (about 1-2 USD/ft²) in rural areas, while in Mainz you can easily pay 500€/m² (about 46 USD/ft²). Similarly, in Saxony, you can find plots of land for 10€/m² (about 1 USD/ft²) in the middle of nowhere, whereas in Leipzig or Dresden you might also pay 500€/m² (about 46 USD/ft²), if you’re lucky.

That is certainly true. For that reason, it was partly difficult to find a bank willing to finance this project.

For example, we had to secure €100,000 (about $100,000) from the Investment Bank of Saxony-Anhalt because the main bank was only willing to finance a portion.

Well, it really depends on whether the area is rural or urban. In Rhineland-Palatinate, for example, you pay only about €10-20 per square meter (roughly $11-22 per square yard) in rural areas, while in Mainz, prices can easily reach €500. Similarly, in Saxony, you can find plots in remote locations for around €10, whereas in Leipzig or Dresden you might pay €500 if you're lucky.

In Magdeburg, prices have also started to rise, and in newly developed outskirts, you now have to pay nearly €200 per square meter (about $22 per square yard). That’s simply more than I’m willing to pay.

But everyone has their own preferences and needs. We are just fortunate to earn above average for this region, which allows us to afford this place at all.

That’s true, of course. Sometimes it wasn’t easy to find a bank willing to finance this project.

For example, we had to secure €100,000 (about $110,000) from the Investment Bank of Saxony-Anhalt because the main bank only wanted to finance a certain portion.

We also had problems here and ended up paying expensive 33 euros (about $36) per square meter of serviced land. It’s not a small town. We actually have everything you could need.

Same here.
The bank valued it about 100,000 Euros (approximately 110,000 USD) less than my actual costs.
