Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

Floor plan of a living area with kitchen, living room, office, wardrobe, hallway, WC.
During the planning meetings, I was advised to definitely move the couch against the wall shared with the office. We had originally positioned it as it is now for an ideal TV and speaker setup.

However, there are also great solutions for placing the TV in the center of the room without losing the open character of the entire space. Can anyone picture this for this room? I am skeptical because, in addition to the TV, surround speakers need to be placed, which must be positioned on the sides but especially behind the couch, which rules out placing the couch directly against the wall. Also, the side front speakers would stand out awkwardly, and from the dining area, you would see the backs of the speakers with their wiring.

I would be happy to have your concerns.

I would place one side of the sofa against the office wall and the other in front of the window. I would keep the TV exactly where it is shown in the current plan. This arrangement also allows you to place an armchair between the sofa and the dining area.

Who is advising you on this? Is an interior designer present during your discussions?

The kitchen planner. He also consults on interior design and noticed it on the floor plan, saying we probably wouldn’t leave it like that.

No, seriously:
I’m one of those who don’t mind having a stylish sofa in front of the large window. The whole idea of "why have a patio door if it’s going to be blocked anyway" only applies to very small living rooms with limited window areas.
Here, it adds a sense of spaciousness, and as long as the sofa isn’t bright red, it blends very well with the garden and terrace.

You also need to trust yourself sometimes [emoji4]
