Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

Do I understand the plan correctly that a mechanical ventilation system with heat recovery is installed in the garage? Supply and exhaust air?!

Exactly; both are present.

The site manager just measured for me that both garage door openings have the same rough opening height. The doors themselves are different heights because the different designs require various tracks. Everything is correct as is. The door height of only 2 meters (6 ft 7 in) is also based on the rough opening dimension. He said that from the 2.135 meters (7 ft) you have to subtract the screed. I told him that I will have the inspector verify this again during the final inspection and for now, I am just acknowledging it.

Mechanical ventilation with heat recovery in an unheated non-living space? How did that come about?

These are the external ducts running through the garage roof.

The construction manager measured for me earlier and confirmed that both gate openings have the same rough opening height. The gates differ in height because the different designs require different tracks. Everything is apparently correct. The door height is only 2 meters (6.6 feet) because of the rough opening dimension. He said that from the 2.135 meters (7.01 feet), you still have to subtract the screed. I told him I will have the inspector check this again during the final inspection, and for now, I acknowledge it as is.

We are not getting any screed at all but an industrial floor, which has a much lower floor structure. Currently, we also have exactly 2.13 meters (7.0 feet), and our door will probably be ordered at about 2.12 meters (6.95 feet).

Have you measured it yourself? From the photos, it seemed to me that the lintel above the front gate was not as high as the one above the rear gate and door.

With the door and finished height, it’s the same issue as with the other doors/windows, right?
