Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

As promised, here is the photo.

Funny, it now goes toward the basement somewhat like it should have here, at least angled.

And this is what the piping looks like in the lower left corner of the office plan.

So here in the swap, no vertical run of the downpipe, but over the potential door to the garage.

If it should stay like this (!), then I would build a partition wall with recesses for books and possibly a recessed monitor/TV.

Yeah, because of a carelessly read plan, now a soap dish niche for the monitor. Charming.

But still better than the appearance of a boiler room with boxed-in ceiling ducts and pipe chases along the wall. It’s not funny, but if it can’t be changed anymore, you have to disguise it as best as possible.

Only if it can no longer be changed, should it be concealed as best as possible.

You might be right – I would then attach a small brass plaque to the sculpture with the name of the person responsible for the botched job.

But as Plan A, I definitely prefer that the slot is still made and the downpipe is swung into it.

I assume it will be done that way, because that’s simply how it is drawn.

The only question is, when the pipe is turned at the corner at the top, will it be completely hidden under the ceiling plaster, or will a part of it still be visible at the top?

Most likely it will be more like at the bottom left of the plan; it doesn’t look to me like it will be completely invisible later.

So here in exchange, no vertical run of the downpipe, but rather leading over the possible door to the garage.

Do you see a deviation from the plan there?

It should be fully routed within the ceiling height.

Well, the downpipe at the closet wall is supposed to run vertically down to the basement in the study—but in this case, I guess you won’t mind the deviation.

Well, the downpipe on the cabinet wall should actually run vertically down to the basement in the study – but in this case, you probably won’t be upset about the deviation

I can’t see that now. On the plan, I actually see exactly what the picture shows – a pipe entering the study from above and leaving the room again to the south…..
