ᐅ Floor plan design shortly before submitting the building permit application

Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

That’s just not acceptable.

There are good and bad architects—where you belong in that spectrum is something only you can decide.

Have the conduit removed and embedded properly in the wall, as it should be.

That’s increasingly how I feel as well. First the nonsense with the tiny patio doors, and now this. Let’s see if the new expert can possibly fix anything. Traumfaenger recommended him to me, and he has worked well with him before.

It's quite simple: because inside that ceiling opening, within the thickness of the ceiling, the waste pipe from the bathtub (above the desk, so on the upper floor left side of the wall) shifts into the full-height wall recess on the ground floor. You basically described it yourself: after the ceiling opening, the pipe needs to go into the wall opening. During the passage through the ceiling, the waste pipe must have double space beside itself, coming from the left and continuing to the right.

Correct—with the important distinction that we were talking about that point, and for obvious reasons, it is not located inside the exterior wall. At this spot, it is correctly positioned "in front of the wall"—maybe someone assumed they didn’t need to check the plans and thought it would be the same on the other side.

The site manager informed me that they will take a look and consider alternative solutions.

He is supposed to cut a slot where one is marked and then swing the pipe into it as shown in the drawing.

He says that apparently something went wrong, and he will take a look at it. Then he will have the specialist company come again to make the necessary corrections.
