Hello everyone!
As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.
These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.
It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.
Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.
In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.
We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.
User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

What exactly is supposed to be done about the dampness in the shell construction? Isn’t that just completely normal?I don’t know. Today I’m looking for a new surveyor and starting over. Someone who is told from the beginning to treat the other party with respect and not to make statements about things they don’t know, only to have those claims later rejected by the general contractor / building authority.

I would prefer to reduce the invoice amount there.haydee schrieb:
He will demand the money anyway, but I would probably reduce it first.Since this is likely a service contract, I would not recommend doing this without legal advice.
Your caseworker at the building department is a real gem!

R.Hotzenplotz18 Jun 2018 19:37The invoice has arrived! I can’t believe it. They want 280 € net for this childish report. Almost €1,000 in total gone for a visit that brought absolutely nothing. And there are still numerous inspections and the final acceptance ahead.
I urgently need to find a flat-rate package somewhere. However, three surveyors have already told me today that their schedules are full. I have very few options.

However, three appraisers have already told me today that their schedules are fully booked. They don’t necessarily have to be from Cologne or Aachen; if needed, you can also choose one from Bonn or from the unpronounceable D-city.

Just for your information; the person’s trip was 16m (10 miles) / 21 minutes.

R.Hotzenplotz19 Jun 2018 18:03I have the impression that many people involved in our construction are currently building their first house.
Anecdote from today.
The site manager contacted the electrician, asking why the distribution box / house connection box was installed where the heating system is supposed to be.

The electrician replied, saying it’s not his responsibility and that the site manager should contact the utility company that installed the connection. He said he hadn’t installed anything.
What is the usual procedure in a case like this?
