ᐅ Floor plan design shortly before submitting the building permit application

Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

There is something marked in the interior wall. It is also labeled to indicate its intended purpose. Unfortunately, you have cropped this out in the plan you uploaded...

This is the wall opening for the technical installations, including the water pipes. However, I wouldn’t place the faucet directly above it but rather behind the washing machine. Or am I mistaken here?

That’s the way to do it. The wall adjacent to the children's bathroom on the other side is a good choice; and the exterior wall doesn’t have to be weakened there. That works fine.

But visually, it’s a disaster.... you enter and immediately see the pipes to the right of the washing machine. That’s really unpleasant.

Whether in the garage or on the tenth floor, who really cares about the architecture?

A laundry room doesn’t need to win a design award just because it is located above ground here.

Was the position agreed upon?

I would also prefer the interior wall over the exterior wall.
I don’t think there is anything visually wrong with it.

You are talking about usable space here. Keep a low profile.

Better invest your energy on the more significant inconsistencies you mentioned here.
This point only deserves attention if a different position was explicitly agreed on. Then it could be a valid point to reinforce an opinion at the right moment. But I wouldn’t complain about it otherwise. As I said, unless there was an agreement.
