ᐅ Floor plan design shortly before submitting the building permit application

Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

No one made an appointment with me or asked at what height the electrical outlets should be installed or anything like that, and we didn’t think to bring it up ourselves either. As a homeowner, you simply get overwhelmed with topics, and if the relevant tradespeople don’t address these issues using checklists, some things just slip through.

Is your base maybe sealed again underneath the insulation boards? It is also important that the waterproofing extends above ground level and does not end directly at the ground. Make sure to talk with the tradespeople before the next steps are carried out (for example, the height and position of the sink and toilet). The height of the showerhead is also important. If you don’t say anything, the tradespeople will do it as they see fit. We also marked the positions of the toilet paper holders and towel rails ourselves. It was very important for us to check in every day while the tiling work was being done. With large-format tiles, there are many options for where to start, where to cut, and where to place the joints. It’s best to discuss the possible joint transitions to different rooms and walls in detail as well.

Fortunately, everything is already installed and approved.

The expert states that the waterproofing on the insulation boards is not done correctly. However, the photos looked like there might be a black bitumen membrane underneath, although it could just be a shadow. Do your construction plans not include a wall cross-section showing the lower layers of the waterproofing? In our case, the sealing was applied beneath the boards, with a protective layer on top as well.

Not that I know of.

I also don't understand what you're getting at. The report basically covers everything – what exists and what should be.

Well, if there actually is a waterproofing layer underneath, what does the general contractor say?
