And now we have reached what you would call a dead end.
A walk-in closet with 2 meters (6 feet 6 inches) does not work like this.
A bedroom with 3.18 meters (10 feet 5 inches) does not work like this.
I still don’t understand the north orientation.
And regarding the budget: definitely include HOAI costs!

Just the bed and the two wardrobes? In that case, make the room larger by removing the wall to the dressing room and placing the adjacent wardrobe on the right side of the plan against the wall at the foot of the bed — this creates more space around the bed and for dressing.
For child 1’s room, I would shift the door slightly to the left on the plan, placing it directly on the hallway. Since this room already has less floor space than child 2’s, this would help balance things out a bit.
I don’t necessarily see mirroring as the solution. The open plan area is still in the northeast... South/west sunlight reaches the office and utility room... and there’s still the dogma of having a passage from the garage to the small utility room. Just the door from the garage alone takes away 1 square meter (11 square feet) of usable space in that room.
My parents built their house 10 years ago for 120k. We paid twice that amount (built with a low-cost provider) and only have 10 sqm (107 sq ft) more. I don’t need to explain further, right?
I know this is not what you want to hear (I didn’t want to hear it back then either), but there are many people here who have followed and supported countless building projects. The price estimates are usually quite accurate. You are about 50k short. And nothing is more frustrating than having to give up small details in your own home (an extra power outlet, soundproof windows, fibers in the screed, edge strips on the tiles, getting the silicone sealant done everywhere... all of that costs extra—small amounts but really annoying if these things have to be fixed later or are impossible to do yourself).
Or you build significantly smaller. 120 sqm (1,292 sq ft) with no dressing room, office, or large children’s rooms. Then it just feels tighter. Painting and floor installation are DIY tasks that don’t need to be mentioned, since most people do these themselves anyway. Doors are basically the only DIY task that would count, but you won’t save much there. Would you also do the heating? Even the piping?
