You have a terrace that has its advantages on days over 35°C (95°F). For the other 350 days, it lacks sunlight. On top of that, a large part of your property is shaded on the east side of the house.

Hegi_ you need to start clearly deciding what you absolutely must have and what would just be nice to have. Your budget is too tight for bigger extras.
The garage doesn’t have to be directly attached to the house. Ours is in front of the house, and we walk 4 meters (13 feet). It’s not a problem, and we only get a little wet sometimes. If the car fits under the carport (there’s usually a balance bike or some wood stored there), then we can almost stay dry going in and out.
I would recommend placing the garage next to the neighbor’s property, the house in the middle, no dedicated office (just a small office nook), no walk-in closet, a spiral staircase, and an attic that can be converted in the future.
The garage doesn’t have to be directly attached to the house. Ours is in front of the house, and we walk 4 meters (13 feet). It’s not a problem, and we only get a little wet sometimes. If the car fits under the carport (there’s usually a balance bike or some wood stored there), then we can almost stay dry going in and out.

How much higher could the budget realistically go? People are discussing details here, but unfortunately, it is not even clear whether building like this is remotely possible.
255,000 euros INCLUDING additional costs? And a garage?? Optimistically, that leaves about 100 sqm (1,076 sq ft) for the house itself, so 9.5 x 9.5 meters (31 x 31 feet) is not going to work. This is not meant to be harsh, but it is not even close. And you don’t want to discuss the budget question and keep it quiet. Is that helpful? Who does that serve?
Without increasing the budget, there is no point in discussing the shape of the staircase or similar details, sorry.

What do you do when your neighbors are in the garden every afternoon and weekend, preferably with visiting children?
A house is positioned to let in as much light as possible and to create as much continuous garden space as possible.
I don’t consider a garage feasible with the budget, despite the many DIY efforts.
A garage attached to the house is not cheaper.
At least not for us.
Why have you positioned and oriented the house this way?
