router99Hello,
we are currently in the intense planning phase with our local construction company.
Before we give the "go" for the floor plan, we would really appreciate it if you could review it with your experience and knowledge or share any advice and tips for us.
Many thanks

House Design
Planner: planner from a construction company
What do you like most? We really like the upper floor
What do you dislike? Why? The depth of the dining area (without gable) might be too shallow. Shower upstairs partly under sloped ceiling. Hallway downstairs offers little space for a wardrobe/shoe cabinet
Price estimate according to architect/planner: 280,000
Personal price limit for the house, including fittings: 300,000
Preferred heating system: central district heating in the development area
If you have to give up something
-details/expansions you could forego: basically nothing
-details/expansions you cannot forego: walk-in closet
Why is the design as it is now?
Standard design from planner? No, we specified the room assignments
Which wishes were implemented by the architect? The plan mainly resulted from the room concept.
What do you consider particularly good or bad? We find the layout quite good, especially regarding orientation
What is the most important/fundamental question about the floor plan in 130 characters?
What advantages or disadvantages do you see in the floor plan and design?

URGENT!!! First, just relax
The silly thread title alone wouldn’t have been a reason to delete and repost the thread while I was already replying :-(
The dressing room door still needs to be moved away from the edge of the first step, otherwise I don’t see anything that needs to be changed. Is the BMW to scale? (If it’s a 3 Series, probably yes, then everything fits).

pagoni202010 Jul 2020 19:51I also think this is a floor plan that feels right at first glance.
Often, the "new standard" of having a separate bathroom for the kids creates space issues on the upper floor. Very spacious kids’ rooms, a large bathroom where you might want to make some adjustments depending on your taste, and the guest/office/shower/WC area is basically handled in the entrance zone. It works!
The sofa might be located a bit far from the TV, or the space in between could feel somewhat empty, but you probably have an idea for that. Maybe add some more windows on the south side of the living room, since there’s no natural light coming from the hallway and the kitchen side facing the garage is closed off.
Yes… it all looks coherent!

The floor plan is very good, but what bothers me is the north arrow. If it pointed downwards, everything would be easy, but as it is, one children's room faces south, the other north, the bedroom faces south without morning sun, and the kitchen is far from the terrace. The floor plan is great if the top faces south.

The floor plan is great if the top is south. Hehe, that could be fixed quickly, with a magnet or an eraser.
In my case, it was also the living room, where I thought that side needed more glass or an exit, also because of the south side and the furniture layout.
Now that you mention it, I would also swap the bedroom and bathroom because of heat in the bedroom. I find sleeping on the north side nicer.
But the kitchen has a large door, and the terrace could be extended around the house or divided.
