Hello experts,
we have finally found a plot of land, and the planning is in its final stages.
What do you think of our floor plan? Any suggestions for improvement?
1. The plot is on a slope, which is why there is a partial basement. We actually never wanted a basement, but it makes sense here because the homeowner really wants a double garage.
2. The plot faces north at the back. The plot is 17m (56 feet) wide (building area 11m (36 feet)) and 42m (138 feet) long (building area at the front 20m (66 feet)). The road is completely on the south side, so a full south-facing orientation is not possible. The building area does not allow it. However, we don't see this as a problem and hope that the many windows will provide enough natural light inside the house.

Garage and terrace on top to the west was also my favorite... After a lot of back and forth with my husband and the architect and much reading, though, it was rejected. We don’t want a flat roof on the house.
Regarding the views... hmm, we actually like it quite a bit now. The double casement windows are only in the living room, and they are 151cm (60 inches) wide, which is actually standard... I think a single sash window at 1.5m (5 feet) would be too much, especially if it protrudes into the room, right?!
The guest room on the ground floor will mainly be used as a playroom for the little ones during the first few years... I have found from experience that when they are on the same level as the adults, they can play on their own better, so I preferred it that way. So, for now, that idea won’t change. But the basement shower will definitely be installed; my husband wants that to be able to shower downstairs after sports or gardening before going upstairs... He is very clean...
Any more ideas or suggestions?

What exactly didn’t you like about the bathroom? The built-in “T” structure?
As I mentioned, there will be a roof window installed in the toilet/bidet area, and the wall next to the toilets will only be about 100cm (40 inches) high… Do you think that would still be too bulky?
What would be an alternative?

Hmm... I think I understand what you might mean. I have to say, I don’t like bathrooms that have a lot of free floor space in the middle... I find those only suitable for cleaning... The room is almost 15 square meters (160 square feet) with a 90cm (35 inch) knee wall and a 32-degree roof pitch... I’ve worked a lot with bathroom planners, but in the end, I always ended up with this layout... Do you have a different idea? What would you put where???

Hi,
Is it intentional that the glass panel behind the stairs isn’t centered with the staircase?
I would change that...
Regards Ah... That wasn’t intentional at all, I totally missed it... oops THANKS!!!!
@Bauexperte: Thanks!!! That’s definitely something to consider... Although I’m not sure about the toilet next to the window... or how my husband feels about it... But it definitely looks better... I’ll try to adjust that in the 3D planner and see how it works... Since the laundry chute has now been removed, I have to keep the bathtub on the side... I’ll experiment a bit. Thanks!!!
Any more ideas and suggestions???
