we have finally found a plot of land, and the planning is in its final stages.
What do you think of our floor plan? Any suggestions for improvement?
1. The plot is on a slope, which is why there is a partial basement. We actually never wanted a basement, but it makes sense here because the homeowner really wants a double garage.
2. The plot faces north at the back. The plot is 17m (56 feet) wide (building area 11m (36 feet)) and 42m (138 feet) long (building area at the front 20m (66 feet)). The road is completely on the south side, so a full south-facing orientation is not possible. The building area does not allow it. However, we don't see this as a problem and hope that the many windows will provide enough natural light inside the house.

The discussion has come up quite a few times. The bathroom wastewater would then be routed through the living room down to the basement?! Potential noise from draining water is possible.
An additional 20m (65 feet) definitely has consequences: circulation line? Warm water cools down in the pipe, and it takes longer to get warm again. Risk of legionella increases (Note: unverified lay opinion regarding pipe lengths over 20m (65 feet)).

In the soil, it is only a maximum of about three meters (10 feet) to reroute. We will have to check the slope as well. We are meeting with the plumber and the shell construction team this weekend. They should be able to give us more precise information.Legionella risk: I’ll keep that in mind! Thank you!
The soil survey is in... Well, it seems we will go with a full basement after all and skip finishing the attic. The costs probably won’t increase much. We’ll save on installing a permanent staircase to the attic and on the concrete ceiling. Do you think it’s safe to leave out the windows there as well? The attic is intended only as occasional storage space. We will likely reduce the roof pitch a bit too. That means the height in the middle upstairs will be just under 2 meters (6.6 feet). And where would be the best place to install the folding attic ladder? Any ideas? We haven’t really thought about this yet and haven’t looked into it at all.
I would seriously consider whether you really want to have an attic at all. After all, a full basement provides two fully usable storage rooms. If you leave the upper floor rooms open towards the ceiling with a lower roof pitch, it creates more open space above, which in the children's rooms also offers opportunities for small loft areas (retreat spaces). This makes the rooms more interesting. That would be my opinion.
That's true. A few years ago, my parents also cleared out the attic and vowed never to store anything up there again.
Some friends of ours have an exposed roof structure, and it looks amazing!!! Their little boy has a mezzanine in his room, as Yvonne mentioned, and our son is really jealous of that...
