Hello experts,
we have finally found a plot of land, and the planning is in its final stages.
What do you think of our floor plan? Any suggestions for improvement?
1. The plot is on a slope, which is why there is a partial basement. We actually never wanted a basement, but it makes sense here because the homeowner really wants a double garage.
2. The plot faces north at the back. The plot is 17m (56 feet) wide (building area 11m (36 feet)) and 42m (138 feet) long (building area at the front 20m (66 feet)). The road is completely on the south side, so a full south-facing orientation is not possible. The building area does not allow it. However, we don't see this as a problem and hope that the many windows will provide enough natural light inside the house.

Kisska86 schrieb:You mentioned elsewhere in this forum – I can’t remember where – that your partial basement is incredibly cost-effective. What makes you say that, or who is building it for you at that supposedly low price here in NRW, and at a fixed price? If I’m not mistaken, your planner is from Bavaria?

Just two small comments about the floor plan (I already shared my thoughts on the overall concept in the other thread):
- The toilet in the upstairs bathroom is in a dark corner. The light will always need to be on.
- The windows on the ground floor and first floor are asymmetrical. Take a close look at the elevations to see if you like that.
Best regards

The windows on the upper floor, at least in the bedroom, seem too small to me. In the bathroom, I would swap the location of the toilet and the shower, possibly placing the washbasin along the long wall.
Regarding the entrance on the ground floor, I wanted to stay out of it and have not been following the discussion.

Thank you, dear friends!
@ypg: The planner is from NRW, and we are managing all trades ourselves. There is no general contractor or main contractor in the usual sense. A friend is doing the shell construction for us, including the basement, and that was his statement. The earthworks seem to account for a large part of the costs, and for us, they are not much lower than for a standard build.
@Wadenkäfer: Thank you for the link!

Sorry, pressed the wrong button.
@Bad above: Do you think there is anything that can generally be improved here? We already thought that the bathroom is too dark. Maybe a skylight as a solution? We were thinking about two small skylights, one above the toilet and bidet, and the other above the bathtub. Do you think that’s a good solution? Or maybe something completely different?
@Windows: These are still being completely revised, so I haven’t posted any elevations yet. What do you think about corner windows in the kitchen and utility room? And how practical are these windows in a narrow shape? I believe they are called strip windows?
