ᐅ Building Without a Basement – Carport or Garage?

Hello,

we are currently planning our single-family home together with a construction company.
It will have a “standard layout”: one and a half stories, with a hallway, open kitchen-living area, utility room, guest room, and guest bathroom on the ground floor; and a bathroom, two children’s bedrooms, and a master bedroom with dressing area upstairs.

Like many others today, we will build without a basement.
Now we’re naturally considering storage options.
We are still undecided between a double carport, double garage, or a combination carport-garage. Due to space constraints, the garage cannot be extended by about 1 meter (3 feet) or so to provide additional storage space. So, we are leaning toward a regular 6 x 6 meter (20 x 20 feet) double carport.

There is space for a “garden shed” in the northeast corner of the plot.
What size would you recommend in our situation? We come from a home with a basement, and there will certainly be plenty of stuff to store (lawn mower, tools, tires, children’s toys, etc.). Would a 3 x 3 meter (10 x 10 feet) shed be sufficient? Other than the utility room, there really isn’t much space inside the house for items you don’t want to keep in sight all day...

3x3m (10ft x 10ft) shed? 9m² (97ft²)? No. I would go for something bigger around 10m x 9m (33ft x 30ft), ideally with a mezzanine floor for additional storage.

This will be the size of our house

Our plot of land is also only 522 sqm (5620 sqft).

So, 3x3 m (10x10 ft) will probably be quite tight, especially if it also needs to accommodate what would otherwise be stored in the basement. I think you’d rather have to go for something around 5-6x3-4 m (16-20x10-13 ft) or maybe two small buildings.

A 3x3 m (10x10 ft) house fills up quickly with garden tools, bicycles, a grill, etc. If you choose one with a fairly high ceiling and the option to hang things on the walls, you can gain some extra space. But for everything else, you would still need room in a potential garage and/or a second building. Or you’d have to get rid of many items.

A lot depends on your own storage habits and how much space in the house is planned for storage (is there an attic?).

...winter jackets, suitcases, old train sets, children’s clothes, tools/workbench, play equipment, garden furniture (for winter), drinks, bicycles, gardening tools, grill...

...that adds up to quite a bit.

Are cars going to be parked in the garage/carport? If so, a 3x3 meter (10x10 feet) garden shed won’t be enough. If I were planning without a basement, I would definitely allocate more square meters in or on the house.

But before you put up a 10x9 meter (33x30 feet) garden shed plus garage/carport plus house, I would consider the remaining green space and maybe a basement after all.

We will also build without a basement, even though we hadn’t originally planned to. In addition to the utility room and heating room, we have planned the following:
  • A shed (3x3 m (10x10 ft)) behind the carport for tires and bicycles (the carport itself is for cars; I’m not a fan of using a garage or carport as storage space)
  • A pantry (~4 m² (43 sq ft))
  • A storage room on the upper floor (~10 m² (108 sq ft)) for temperature-sensitive items
  • An unheated attic for temperature-insensitive items
  • A garden house for the lawn mower, etc.
This should be more than enough.
