Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.

Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

Ok, it’s all a matter of personal taste, but I would still prefer to have the daily groceries delivered quickly and conveniently to the place where they are needed every day!

If the second door from the carport to the storage room becomes more important than having a window in the bedroom, then I declare this forum a failure.

Okay? What arrangement did you make with the architect? Is there a first draft floor plan without payment? Our first architect wouldn’t even lift a finger without a signed contract covering service phases 1-4. The initial meeting was just a consultation and gathering of basic information. Just so you don’t have too high expectations about the appointment.

We haven’t signed anything yet, but we want to build with the general contractor if everything works out. This just goes to show that things don’t always follow the same process everywhere!

I never said that! Of course, it is important to have a window in the bedroom, and as already mentioned above, it is even mandatory!

Sometimes I really don’t understand how people can turn one statement into something completely different!

So you don’t have an independent architect at all, but one through the main contractor. In that case, there will definitely be a design plan.

Bedroom without window or stairs leading to storage room
Then stairs it is. If you shop daily, a few supplies can go into the kitchen.

And yes, I think having access from the garden to the house without going through a children’s room is important.

A general contractor usually presents a design that somehow matches your space requirements. Sometimes these are adapted model homes, and sometimes the salesperson plays Sims.

...maybe it’s also due to the room for interpretation in your posts.

Where is the completed questionnaire that has been requested several times?

What is the current situation?
Is there already a design?
Independent architect or from the general contractor?
