ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

I see a standard ground floor with a recessed upper level to maintain the single-story appearance. I do not see a basement.
It wouldn’t be so confusing if the original poster had completed the questionnaire in #1.

The basement level no longer exists here, which also seems reasonable.

No basement, gentlemen. The plot is leveled, with the entrance on the same level as the terrace. It will be an urban villa with a recessed top floor.

The plot is a corner lot, if I remember correctly, where many neighbors pass by and look at a two-story wall facing the street. The northern neighbor is already not happy. If something additional is built there later, it will cause trouble.

What exactly does the development plan say about height restrictions / single-story construction? What dimensions are specified?

Well, I’m open to being corrected, but that’s not how I understood it. To build a bungalow there without it looking like a bunker built into the hillside, you would definitely need to add a significant amount of fill to the land, which isn’t really practical. He shared the terrain profile early on in the discussion. Phew, only a house like that really makes sense there. K.
