Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

I can’t imagine that the conservatory wouldn’t count toward the number of stories. The same applies to the sauna. So, no chance.
The fact that "Mann" refuses to accept this only highlights the questionable nature of the roof terrace.

Who still cares about the number of floors after five years? A roof will go on top first. Then a bit more will be saved, followed by the addition of side elements. And then it’s finished.

Ha, only you would believe that. All the neighbors have to build single-story houses. The neighbor next door with the bungalow is already complaining about the carport. If anything more is added above it now, he will immediately ask how and why that is allowed.

It is located on a slope. Is that correct? He is building into the slope? So, he is constructing a one-story house with a basement, but because of the slope, the basement will have doors and windows on one side, while the roof garden is part of the ground floor and not an additional level on top. I hope I understand the plans correctly. In this special case, this approach is the most cost-effective solution. Building a large bungalow without a basement would, in my opinion, become uneconomical due to the earthworks required. It is also important to preserve the natural terrain profile as much as possible. This is the best way to protect oneself and others from problems caused by heavy rainfall. Karsten

Just a quick question, since I’m not familiar with this at all... Is it certain that the basement counts as a full story? It’s a sloped site. What are the regulations in this case?

He probably planned it to be considered a basement because the average height of the floor is less than 140 cm (55 inches) above ground level.
