tomtom79Hello, does anyone perhaps have some floor plans or can recommend a provider?
This is currently about a colleague of mine; he and his sister have bought a sloped plot.
In 1-2 years, they want to build two semi-detached houses of about 120-130m2 (1290-1400 sq ft) each, including a basement.
The plot is about 880m2 (0.22 acres).
Unfortunately, prices per unit are now well above 350,000 euros, so they are looking for alternatives.
The first plan is only from a prefab house company, with a basement and balconies on the ground floor facing the garden, which doesn’t make the project any cheaper.
The idea now is to use the basement as living space—for the living room, kitchen, and technical room—and build only one floor above it.
The entrance should be from the upper level.
To make this idea more appealing to him, I looked for examples but mostly found detached houses or split-level homes.
Does anyone have an idea or know a provider who has example layouts of this kind?

I will soon start a new thread in the floor plan section specifically for this type of construction. However, we are not quite ready yet...
In summary, it can be said that there is practically no material available online about this. At best, you might find custom-designed houses in magazines or similar sources, which no one can really afford anyway.

About every other discussion involves a basement, and for reasons of cost or garden access, we always suggest using the basement for living areas, with bedrooms and the entrance on the ground floor.
Whether it’s a single-family house or a semi-detached house doesn’t really matter as a suggestion. You just have to scroll through here a bit 🙂
I have read about it here as well, which is how this idea first came about, but I haven’t seen any concrete floor plans yet.

3D visualizations require the builder’s software and a lot of time from the employed architect. I think you are expecting too much to get this for free here. Since your colleague is interested in finding a cost-effective option, he should contact an architect who can provide a 3D animation for their client. This is not meant cynically. He will need an architect anyway…
I also don’t know of any examples online.
