Hello everyone,
we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.
On the ground floor, there is a side entrance door on the right. The carport will be located there.
In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.
I look forward to your tips and suggestions!

9x6 plus 50sqm (540sq ft) storage room? It’s not entirely clear.
That would be a huge structure, and at 35k brick-faced, a bargain.
Even a standard brick-built double garage 6x9 brick-faced would be normal to rather good for that price.
What about the electrical work? Is that included as well?

Here is what is stated in the offer:
17. Build garage with storage room, approx. 50m² (540 sq ft)
17.01
Build garage
Strip foundations
Slab floor
Masonry
Facing brickwork
Interior plaster
Cement screed
Construct flat roof and flat roof waterproofing
Supply and install 1 sectional door
Supply and install 2 side entrance doors and 1 window
I will inquire about the electrical work, you’re right, I had overlooked that!

So, it's going to be a standard garage with about 6 x 9 meters (20 x 30 feet). That means the storage room will probably be located behind the cars and will be around 6 x 2 meters (20 x 6.5 feet).
Is there a partition wall planned?
How big or wide is the sectional door? Manufacturer? Features (thermal insulation of the door, RAL colors, opening mechanism, remote controls)?
One side door probably opens to the outside and one leads into the house?
Are the external door and windows in the same color as the house’s windows/front door?
Overall, the price sounds reasonable.
What were you expecting?

I’ve received several quotes for a similar size, but without brick cladding and an exterior door.
I think your price is reasonable. Consider what electrical installations you want included and ask for a price on that as well.
It might be cheaper with a prefabricated garage (if that’s an option), but I’m not sure how brick cladding works with those.
Online prices should always be taken with caution. Forum posts are often older, and you won’t pay the same as you would have 3–5 years ago. Or the prices could be for prefabricated garages rather than masonry-built ones, and so on…
