Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.

Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

Your bedroom is not considered a habitable room under building regulations without a window and is therefore not permitted. Just a heads-up.

Thank you for the information. How large would the window need to be?

A general rule of thumb is 1/10 of the room’s floor area.

Franky, you clearly have a tendency for this and you will need an architect anyway. Whether you like it or not, you have to pay for one. So let them work out the details. We will then be happy to help you with the final adjustments based on the result.

Or do you really want to spend your life sleeping in a windowless darkroom—while your heating shines brightly? That is absurd and not worth discussing.

4. In my rental apartment from the 1990s, doors have an 80cm (31.5 inches) clear opening. Again – it’s your decision.

How much clearance should or must be provided from the end of the toilet to the wall? I looked at different partition wall options, and it wasn’t more than that.

Hello Kaho, you are right, but I like to be prepared and want to know in advance if our wishes can be realized. On Friday, I/we have the meeting!

Best regards, Frank

I would swap the bedroom and the building services area.

Your children aren’t that small anymore.

What type of roof do you have?
