Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.

Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

@Franky73 ... is this a continuation of https://www.hausbau-forum.de/threads/grundrissplanung-efh-Stadtvilla-140qm-am-Hang-mit-Doppelgarage.28181/ ... and is it still the same plot of land? If so, why not continue in the other thread?

If this is a different plot, then a site plan, the slope direction, the entire questionnaire, and some answers from you are missing here, for example, how do you envision garden access from the living floor?

So you don't have a direct architect but one through the general contractor. In that case, there will at least be a design plan.
Yes, there is a "preliminary design." However, as mentioned above, it is exactly the same as the one I created myself. The rest, such as the carport and the positioning of the house, was handled by the architect.

Yes, this is a continuation. I just didn’t want to make anyone go through everything again.

Here is the preliminary draft:

Architectural drawing: House on a slope with terrace; northeast and northwest views.

Construction drawing of a house: 3D view, balcony, sections (southwest/southeast).

Basement floor plan with dimensions and 3D house view.

Ground floor plan: living/dining area, kitchen, bedroom, bathroom, stairs, double garage.

I like the basement (UG) much better, but not the ground floor (EG).

In my opinion, a combination of both designs would be quite nice: the basement from the preliminary draft and your ground floor, but instead of the technical room / utility room, place the bedroom on the living level. With well-planned kitchen design, storing groceries will also not be a problem.
