Hello everyone,
we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.
On the ground floor, there is a side entrance door on the right. The carport will be located there.
In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.
I look forward to your tips and suggestions!

@Franky73 .. just think about it ... so we are supposed to rethink and rewrite everything because YOU think it would be easier to start a new thread, but without repeating the basic information there.
And yes, I would also be interested in access to the garden.

Owners’ Requirements
- Style, roof type, building type: Toward town villa, hipped roof
- Basement, floors: Residential basement, 1.5 floors
- Number of occupants: 4 (ages: 45, 45, 16, 7 years)
- Space requirements on basement and ground floor: Bedroom 11 m² (118 ft²), walk-in closet 8 m² (86 ft²), 2x children’s rooms 15 m² (161 ft²) each, bathroom 12 m² (129 ft²), large living & dining area
- Office: Not needed!
- Occasional overnight guests: Rare
- Open or closed architecture: Rather open
- Conservative or modern construction: Modern
- Open kitchen, cooking island: Open kitchen with counter for 3 people
- Number of dining seats: 4–6, possibility for a large table (family)
- Fireplace: No
- Music/stereo wall: No

House Design
- Planner: Architect from the general contractor
- What do you particularly like? We want to position the house as close as possible to the street. Preferably parking spaces to the right because boundary development is then possible.
- What do you dislike? Why? Positioning the house too low due to the slope because of the view!
- Preferred heating system: Air-source heat pump or trench collectors
- If you must give up something, which details/extensions can you do without: Sauna in the bathroom, carport
- Why is the design as it is now? Design by the planner
- Which wishes from you were implemented by the architect? So far, my own plan has only been copied exactly.
- What do you think is especially good or bad? The room layout still does not fit.
- What is the most important/basic question about the floor plan, summarized in 130 characters? We want to manage 140–155 m² living space distributed between a residential basement and ground floor. How can our wishes fit into the floor plan?
Starting from the latest draft
You have a lot of hallway space on both floors. This should be reduced. Possibly a different staircase and staircase location.
Pantry on the upper floor can be removed (it's just a leftover area due to the staircase position).
You have two large bathrooms. I would reduce the size of one bathroom.
I’m not a floor plan designer, but you can save a few square meters without any loss of functionality.
