Hello everyone,

I am planning to start a new build in Saarland this year.

The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).

My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.

Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.

Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.

Some good ideas – but here, you can hardly stand 2 meters (6.5 feet) behind the entrance door and next to the staircase in the kitchen. I don’t find that very attractive or livable. What about a hallway maybe 80 cm (31.5 inches) wide next to the stairs? As a bottleneck to the large open-plan living area? That is not inviting.

By the way, that would be too narrow for me as well, especially with a closed staircase combined with a pantry.

Hello Würfel*,

First of all, thank you for your efforts and your, in my opinion, nice improvement suggestions.

Regarding the ground floor:
I quite like the ground floor. It seems to me that I need to reconsider the door to the garage.
I would actually prefer to keep the staircase open, both for the look and for the space.

For my taste, the three large sliding doors are not necessary. But the windows can still be adjusted to suit the needs.

I really like the placement of the fireplace. I have often seen it used as a room divider in pictures, but I found it difficult to implement here because I had assumed the TV/sofa would be positioned the other way. With the change in position, this is a really nice option.

Regarding the upper floor:
Child’s room 1 will be extended by half a meter (about 1.5 feet) on the right side, just as you showed. This was also mentioned as a tip in previous posts. Also, a 7 sq m (about 75 sq ft) office can be sufficient. However, I think I wouldn’t make the window there too big, but still make it match the ground floor.

I need to reconsider whether the bathroom at 10.5 sq m (about 113 sq ft) is large enough. However, in your design, the hallway is swapped for living space, which is generally good. Combined with your idea of enlarging the dressing room, this is certainly a good option.

Although I don’t reach 80 cm, since it’s only a passage, I find that completely acceptable.
Incidentally, one of my best colleagues also built his house so that his kitchen is right after the entrance or about 3 meters (about 10 feet) behind it. There’s no door or anything else; it’s about a 1 meter (about 3.3 feet) wide passage and then you are in the kitchen/dining area. I don’t find this at all disturbing or “unattractive or uncozy,” quite the opposite. But tastes are known to vary… By the way, his wife is an architect and planned the house.

You can definitely adjust that, but better to have more than less. Looking back, I would have wished for such large sliding doors – we have small windows instead, and it really makes a big difference between a dated and dark feeling versus bright and modern with those sliding doors.

Here I am again with my childhood trauma... but I would place the office between the bedroom and the children's room, unless that has already been ruled out earlier in the thread.
