What do you like most and why? south-facing slope location with a view
What don’t you like and why? plot size is a bit small but no alternative
Price estimate according to architect/planner: 2000 €/m2 (186 €/ft2) living area, plot 83,000 €
Personal price limit for house including fittings: 600,000 € (excluding plot)
Preferred heating technology: n/a
If you had to give up some details/additions
- can give up: garden pool

The dormers are still positioned as originally planned in the initial design, but they are not shown in the drawings. The new floor plans are drafts from a construction company, not from the architect. Just to explain or “excuse” the quality and why some details might not be optimally represented.
After the criticism, the task given to several builders after the initial discussions was to optimize the floor plans … but we just can’t make progress. No one seems to fully think through or plan it out properly. :-(
The conversations always go the same way … they ask for your ideas, you describe them (of course without considering the impact on other floors, staircase design, or unknowingly how, for example, the low roof pitch upstairs affects future furnishing), and then it’s simply transferred into the drawings. For a layperson, it looks fine on paper at first, but when you ask professionals, it gets a lot of criticism. :-(
The arrangement of the garage on the south side with a terrace above is fixed … the option with the garage on the east side is not an option.
Maybe someone would like to create floor plan suggestions based on this?!
Otherwise, there are free programs available online where you can try it yourself?

What software did you use to create the drafts?
I’m using a very old version of Architekt 3D Ultra. There is a new release now, but in my opinion, they haven’t fixed the bugs. The software can’t calculate the correct room area—it always shows nonsense. Also, it can’t really create spiral staircases. But I’m too lazy to learn something new.
I’m not really into the idea of a terrace on a garage—just don’t feel motivated for that. Well, we’ll see.
For now, I need to prepare the venison roast and clean the house for the Easter guests... With that, happy Easter!
