we are currently considering whether it would be practical to integrate the garage into the house.
The garden should face south. We are somewhat uncertain about the size of the garage and whether it really needs to be that large. An alternative location for the garage could be the right corner on the drawing near the 11.5, close to the sidewalk. The designs are ours.

Which plot of land? Extension to an existing house? Is this edge development—do you not need to maintain setbacks from the street? Will it be approved?
Also, the sketch probably can’t be aligned directly with a final plan. Two exterior walls plus two interior walls add up to about one meter (approximately 3 feet) of width taken from the house. Of course, you could deduct this from the 1.5-meter (5-foot) corridor 😉
So: with these questionable details, you should provide some more information!
Hello Yvonne, I’ll correct that right away ;.).... So, the plot is the one with Wirt and the red lines, and this building (barn) will be removed. The single-family house will be built adjoining the existing building, wall to wall. The path on the west side is private, so we don’t need to keep any setback there. The gap shown between this path and the building is more intended as a walkway to the house and a potential route for utility connections. The walkway at the bottom can be built right up to the building, so you would basically turn right to reach the garage.

And how much area are you allowed to build on? Will it be two stories or have a pitched roof with the resulting sloped ceilings?

The northern part of the plot remains unused. Therefore, I would relocate the garage and utility/laundry room to the north, outside the main house structure. The utility room should be adjacent to the house, which can be roughly estimated at 8 x 12 meters (26 x 39 feet).
Is the plot 40 meters (131 feet) long?

According to the development plan, a maximum of 25% of the plot may be built over, but since almost no one in the residential area has adhered to this, 30 - 35% is considered more realistic according to building regulations. The house will be one story with a gable roof at 42°. The neighboring building has an eave height of about 4.6 m (15 ft), and we plan to match this, which results in an intended knee wall height of approximately 1.4 - 1.6 m (4.5 - 5.25 ft). There would still be space for a second attic story (DG2), although this is currently unplanned and not needed.
For the hallway on the ground floor, we were thinking of a width between 1.5 and 2 m (5 - 6.5 ft), if the straight section is reduced to about 3 m (10 ft) wide. The kitchen is planned opposite the stairs, but we are still undecided on the layout. It could be visually separated from the stairs by a partition wall.
We have already considered a utility room next to the house; 6-8 sqm (65 - 85 sq ft) would be sufficient there for technical installations / water / gas / wastewater, with the heating system located inside the building.
